This beautiful apartment provides the perfect setting for a relaxing long-term stay in Barcelona. Only a gentle stroll from the picturesque Poble Nou and minutes away from the beach, it is ideally situated in the residential area of Diagonal Mar, close to a great array of bars and restaurants as well as a large shopping centre home to over 180 shops. The nearby Selva de Mar metro station grants easy access to the city centre.

The apartment:

Located on the 2nd floor of a building with a lift, the Romanticism I apartment can comfortably accommodate up to 3 people looking for a long-term rental in Barcelona.

The communal grounds of the apartment are provided with a large swimming pool for the use of the residents only, as well as wonderful lawns, a paddle tennis court and play parks for kids.

The entrance to the apartment gives access to a bright and welcoming open space comprising a modern fully-equipped kitchen with dining table and chairs, and a comfortable living area with a sofa and a flat-screen TV. This area has access to a lovely balcony, perfect to enjoy Barcelona’s weather at its best.

The sleeping area comes with a beautiful master bedroom with access to a private bathroom with a bath/shower unit, and a smaller single bedroom with direct access to the balcony.

The second bathroom is provided with a shower.

With warm wooden floors and lots of natural light streaming through the large wall to wall windows, the Romanticism I is the perfect accommodation for you to spend a luxury stay in Barcelona.

Prachtige locatie; dicht bij het strand en opstapplek voor de bus en hele grote mall. Heel relaxed appartement waar je je gelijk thuis voelt in een mooie buurt met een voor de kinderen en ouders prachtig park om de hoek. Echt een aanrader, zeker voor mensen met kinderen. Het zwembad is ook prachtig...... ; )

I think Friendly Rentals undersell the location of the apartment. Being so near the beach, and in addition having such a wonderful swimmingpool, makes the apartment perfect for families with children.

die lage sehr zentral, viele küchengegenstände, sehr ruhig,toll das es waschmaschine und trockner gab toll das es 2 badezimmer gab,sehr modern,die terasse war super zum frühstücken, toll dass wir vor 3 uhr einchecken konnten,buch mit informationen war super vielen dank

APARTMENT AGREEMENT

Your apartment is reserved upon receipt of documentation, payment and signing of contract:

* If you are not an EEC citizen, we require that you open an account with a bank which allows direct debits from Spain.

PAYMENT

When we have the necessary documentation you will receive instructions regarding payments. These payments are required prior to gaining access to the property and can be paid by credit card or wire transfer and are:

  • Security deposit – equivalent to 2 months rent
  • Current month rent – (if you enter during the current month, you will only be charged the proportional amount from your check-in date.)
  • Agency Fee – non-refundable:
    • For reservations less than 4 months = 1 month rent – 30% discount + VAT*
    • For reservations of 4 – 6 months = 1 month rent – 20% discount + VAT*
    • For reservations of more than 6 months = 1 month rent + VAT*
    • *VAT in vigor at time of signing contract.
  • If your arrival date is not within 1 month, you can choose to pay only 1 month security deposit (non refundable) + agency fee (non refundable) to guarantee the property and pay the remaining month security deposit (non refundable) and 1 month rent any time prior to arrival.

TYPES OF RENTAL AGREEMENT AVAILABLE

FIXED

Reservations with a specified entry and departure date.

  • Payment options:
    • Monthly - Payment is due on a monthly basis by direct debit with payment due before the 3rd working day of each current month.

If you advise us with less than 2 months notice that you are cancelling part of your stay, the penalization will be the amount of the 2 months damage deposit. If you advise us 2 or more months prior to your departure, there will be no penalization.

PRE-PAY 100%

You can choose to pre-pay the entire stay, including estimated costs for utilities. In the event of cancelation, the pre-paid amount is non-refundable.

OPEN

Reservations of 1 – 11 months with open end date.

Payment is on a monthly basis by direct debit with payment due before the 3rd working day of each current month.

You must indicate your leaving date during your stay. If you advise us with less than 2 months notice, the penalization will be the amount of the 2 months damage deposit. If you advise us 2 or more months prior to your departure, there will be no penalization.

PAYMENT DETAILS

Payment is on a monthly basis by direct debit with payment due before the 3rd working day of each current month. Any bank charges incurred due to returned payments will be assumed by the client. All payments must clearly show reference ID and client name as it appears on the contract.

UTILITIES

Utilities are NOT INCLUDED in the rental price of the property and will be calculated based on normal use and size of the property. Estimated minimum costs are:

  • 1 bedroom apartments – 120€/month
  • 2 bedroom apartments – 170€/month
  • 3 bedroom apartments – 220€/month
  • 4+ bedroom apartments – 280€/month

This payment should be paid along with monthly rent within the first 3 working days of each month. At the beginning and periodically throughout your stay we will take readings of the relevant meters. If there is excessive use of any of the utilities, you will be advised of the difference in cost which should be paid at earliest opportunity. At the end of your stay, the readings will be compared and any differences paid as necessary. Some apartments have a fixed monthly rate for utilities. Our professional team will advise you of this.

CONTRACT

When Friendly Rentals have confirmed that the property is available for your use and have receipt of all required documentation and payments you will be required to sign a contract agreeing to terms of your stay including, but not limited to, duration, costs and Terms and Conditions.

CANCELATION POLICY

The cancelation policy is dependent on the type of contract chosen by you, however, in all cases, the agency fee is non-refundable.

Pre-Pay 100%

When your arrival date is not within 1 month

In the event of cancelation of a pre-paid reservation, the full pre-paid amount is non-refundable.

OPEN

Reservations of 1 – 11 months with flexible end date indicating leaving date during stay:

  • If you advise us with less than 2 months notice, the penalization will be the amount of the 2 months damage deposit.
  • If you advise us 2 or more months prior to your departure, there will be no penalization.

SECURITY DEPOSIT

A security deposit, equivalent to 2 months rent, is required as guarantee for the apartment and its contents against any damages caused. Please note that by accepting our Terms and Conditions you agree that any damages caused by you or your accompanying party will be deducted from your damage deposit, and that you will also be liable for any excess damages

Your security deposit will be refunded between 30 and 45 days following your departure assuming everything is in order following cleaning and final inspection. Should the reservation exceed 60 nights, Friendly Rentals will deposit the damage deposit at the Institut Català del Sòl (INCASOL). The deposit will be refunded between 30 to 60 days following departure. 

  • Wire transfer – security deposit paid by wire transfer will be refunded in the same way. Any bank charges for the return of the security deposit will be assumed by the client.
  • Credit card – security deposit paid by credit card will be refunded to the same card used to make the initial payment.

ARRIVAL DAY

You should advise us prior to arrival of your expected arrival time so that we can plan your check-in. Please keep your contact person informed of any changes or delays.

Your contact person will have your contact number and email in the event that we need to contact you with regards to your arrival time. You can also send this information via email to info@friendlyrentals.com or call on (+34) 93 268 80 51.

Your contract clearly states the address of the apartment.

Your contact person will meet you at the apartment and hand over the keys along with any relevant instructions.

Your apartment will be available as of 15:00hrs, however we will always try to accommodate clients arriving early if possible. Key hand-over will be done within normal office hours.

DEPARTURE DAY

Preparation for Departure

During the week prior to your departure, a pre-check out visit will be coordinated with you to review the apartment in your presence.

On the day of your departure

You should leave the apartment on or before 11.00hrs.

If a later departure time is required please confirm with your contact person if this is possible. Departures after 18.00hrs will be subject to a prorated charge of one night of the monthly rent.

You should leave the apartment clean and tidy with all waste correctly disposed of. Additional cleaning charges may be incurred if the property is not left in suitable conditions.

Leave the keys on the table and close the door behind you after making sure that you have all of your personal belongings with you and ensuring that the main door to the building is not locked with a key.

APARTMENT CLEANING

The apartment will have been cleaned prior to your arrival and fresh linens and towels provided for your stay.

The final cleaning is mandatory and the price is established according to the size of the property. This amount will be clarified with you when making the reservation and should be paid along with your first month’s rent.

During your stay, you should respect the local criteria and guidelines for the correct disposal of garbage. Garbage bags must not be left in the common areas of the buildings.

NUMBER AND IDENTITY OF GUESTS

The number of guests in the apartment should not exceed the number legally permitted in each apartment, except in the case of infants under the age of two.

Pets are not allowed unless permission has been specifically granted.

CONDUCT IN THE APARTMENT

We would appreciate your full cooperation in keeping noise to a reasonable level when in the apartment and common areas of the building. Your apartment is located in a residential building with people rising early for work or studies. Quiet time in the evenings should therefore be respected. On signing the contract, you, the client, agrees to behave responsibly and correctly on behalf of yourself and accompanying party.

Liability

Neither Friendly Rentals nor the owner will be held responsible for any direct or indirect damages caused to the apartment as a consequence of use by the client. This includes, without limit to, damages, loss due to fire, theft and/or criminal misconduct. All of our apartments have insurance that covers water damage, fire and civil liability, but does not cover loss of personal belongings due to theft.
