General Terms & Conditions

Friendly Rentals provides you (also called “the tenant” in the rest of the text) full assistance in finding your perfect apartment in Lisbon, whether for business or vacation, by choosing from a portfolio of carefully selected apartments. We also help you plan every step of your stay in your chosen city.

Friendly Rentals and the owner of the apartment agree to rent to you, for a short term period, the property detailed in the booking confirmation sent to you via email.  Detailed on this confirmation is a confirmed occupancy period and number / names of persons renting the apartment. This rental agreement is offered under the regime of urban renting applicable in Portugal (Novo Regime do Arrendamento Urbano (NRAU) Lei n.º 6/2006, de 27 de Fevereiro). You will be expected to sign this rental agreement upon check-in on your arrival day with the owner or their representative.

Reservations and Deposits

• We require a 25% deposit to hold your reservation. The physical amount is dependant on the rental price of the apartment being booked. This deposit is a NON REFUNDABLE RESERVATION FEE IN CASE OF CANCELLATION BY THE TENANT.
• Payment of the 25% reservation deposit should be made via credit card. The rest of the payment is made in cash on the day of arrival. There are some apartments that we can take full payment by credit card, however please not that there is a 3% of 4% surcharge for this service. For details, please refer to the "How to Book" section in our web site.
• Please note that the booking will not be confirmed until Friendly Rentals has received the pre-payment and you have received a booking confirmation email from Friendly Rentals.
• Depending upon the apartment offered to the client, a cash damage deposit ranging from 150€ to 400€ will be requested upon arrival and will be refunded in full after inspection of the undamaged apartment by the owner or his representative. Your responsibility is not limited to the cash damage deposit, you will be asked to provide credit card details in case of damage costs greater than the damage deposit. Please check the deposit amount for the apartment you are booking in your booking confirmation email.

Payment
• Once Friendly Rentals has confirmed the availability of one of its apartments, the tenant will have to pay 25% of the total amount of the stay by means of a credit card.
•The balance of the total amount for the stay in the apartment shall be paid by the tenant in CASH upon arrival (please remember, NO CASH, NO CHECK IN!).
• Exceptionally, this payment can be made by means of a bank transfer provided always that the corresponding NET amount (wire costs are on your side) is received in our bank account one week before your arrival and we have confirmed to you in writing that we have received such amount.
• Except for telephone and internet extra costs if applicable, or if mentioned otherwise in the booking confirmation email, all amounts to be paid by the tenant are all-inclusive of taxes and local utilities (water, gas, electricity).

Cancellation
• In any case of cancellation by the tenant, please note that the 25% reservation deposit is a NON-REFUNDABLE RESERVATION FEE.
If the tenant cancels a fully paid reservation, there is a cancellation charge that will depend on the number of days before the beginning of the rental period :
- More than 90 days before: 25% of the total amount will be retained
- 60-89 days before: 30% of the total amount will be retained.
- 30-59 days before: 50% of the total amount will be retained.
- Less than 30 days before: 100% of the total amount will be retained.
• If for any reason beyond their control, including force majored :
• In the event that the tenant changes the dates, it will be understood as a new stay and it shall be subject to the cancellation conditions above.
• It is strongly recommended that tenants purchase trip cancellation insurance. Any cancellation, including force majeure, will be subject to our clear and simple cancellation policy stated herein.
• Friendly Rentals should be unable to provide to the tenant the property he has booked, they reserve the right to transfer him to a property of similar characteristics.
• If no agreement can be reached both contractual parties are authorised to cancel the contract. In this case Friendly Rentals and the owner will refund to the tenant all monies paid (except the part corresponding to the days that the apartment was used, if this were the case). Friendly Rentals and the owner will not be liable for further claims by the tenant.

Arrival
On the day of your arrival, the apartment will be available from 15:00 pm. If, for any reason, your arrival is earlier, please let us know in advance so we might try to accommodate you before. Please note that for arrivals later than 21:00 pm there is an extra-charge of 30€.

Cleaning and maintenance
The apartment shall be cleaned prior to the arrival of each tenant. When leaving, the tenant is obliged to leave the apartment in a reasonable condition.
The tenant agrees to promptly report to Friendly Rentals any maintenance problems occurring within the apartment. The tenant also agrees to let Friendly Rentals, the owner or their representative have access to the apartment for inspection and maintenance.

Number and identity of the guests
The tenant will inform Friendly Rentals of the number and identity of guests included within the booking. The presence of an adult over 18 is mandatory for the use of the apartment. Unless otherwise agreed by Friendly Rentals, only the persons indicated by the tenant when booking shall be authorised to use the apartment. The number of persons who may use the apartment may not exceed the number of persons allocated for each apartment, except for children under two years of age. Pets are only allowed where permission has specifically been granted. In the event of any infringement of the aforementioned obligations, Friendly Rentals or the owner or their representative at its sole discretion will be entitled to request the tenant to leave the apartment, and the tenant shall have no right to claim any type of compensation.

Behaviour
The tenant signing the check in form will be liable for the correct and decent behaviour of all the persons accompanying him/her, and specifically avoiding any activity that is against any law, ordinance and/or health or fire provisions. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible way, Friendly Rentals or the owner or their representative shall be entitled to request the tenant and the persons accompanying him/her to leave the apartment without the right of the latter to claim any type of compensation. The tenant has no right to let or sublet the apartment.
Please observe that Friendly Rentals' Terms and Conditions with regard to disturbances, loud music and parties are very clear: ALL ARE STRICTLY FORBIDDEN. Guests staying in a Friendly Rentals apartment should know that if parties or loud music are heard, or neighbours complain and/or police are called, it can result in immediate eviction regardless of the time of day or night. This will also result in loss of prepaid rent and refundable damage deposit. Also note that by booking with Friendly Rentals you have already accepted our terms and conditions and will therefore be expected to abide by these rules. You will also be expected to sign these rules upon check-in on your arrival day.

QUIET TIME IS EVERY DAY FROM 22.00 PM to 10.00 AM

We appreciate your collaboration in this matter and hope you understand that these rules are necessary as these apartments are all situated in residential buildings and the nightly rest of other inhabitants must be respected.

Liabilities
Neither Friendly Rentals nor the owner of the apartment shall be liable for any direct or indirect damages that may arise as a consequence of the use by the tenant of the apartment, including without limitation, damages, insurance, losses because of fires, robbery, criminal behaviour or mis-use of equipment for elderly, handicapped people or lack of children safety features. They are also not responsible for outages on the part of the local utilities providers (gas, electricity, water, telephone or internet).
In case of any infringement of the aforementioned obligations, Friendly Rentals or the owner or their representative at its sole discretion will be entitled to request the tenant to leave the apartment, and the tenant shall have no right to claim any type of compensation.

Our Website
All apartment descriptions and information is supplied based on our own inspection of apartments featured in our website. Whilst Friendly Rentals do their utmost to maintain accuracy and to check details wherever possible, Friendly Rentals cannot be held liable for any errors or omissions that may arise.
Friendly Rentals also reserve the right to change information published on the site at any time including rates, descriptions and photographs. Friendly Rentals makes no warranty or representation about the fitness or suitability of any product or service advertised on its web site.

Friendly Rentals reserves the right to update any of its terms and conditions at any time, as may be required and as may be in line with the company's business. The onus is placed on all parties, using the site, to undertake adequate measures to ensure that they visit any such terms and conditions on a regular basis. By agreeing to use this site, it is implied that any such changes are accepted by any such third party and, that any such third party undertakes to comply with any such changes.
These terms do not affect consumer statutory rights. Spanish law shall govern those terms and conditions for the period prior to the stay in Lisbon even though the tenant is established abroad. Portuguese law shall govern those terms and conditions for the period after the start of his stay in the apartment even though the tenant is established abroad.

Friendly Rentals House Rules - Please Read Carefully

As a tenant, you are expected to respect the house rules that pertain to the apartment and the community it belongs to. The apartment may not be used as a party space but that of an accommodation for sleeping, eating, relaxing, etc. Please look at the house rules thoroughly in order to avoid any problems. Our main objective is for the tenant to have a good experience in Lisbon.
1. Please don't smoke in the apartment. Smoke on the terrace if there is one or outside and please do not throw cigarette butts down into the street or patios.

2. Please respect our neighbours - normal working people who need to get up early and go to work every day so please respect the noise levels in the stairwells as well as in the apartments. Parties are not allowed.
Quiet hours:
Monday - Friday 22.00 to 9.00
Saturday - Sunday 24.00 to 10.00

3. Please turn off the air-conditioning or lights if you leave the apartment; we try to keep prices low and would like to conserve energy.

4. Tourist tip: please lock the doors securely behind you and only take what you need with you for the day as there are professional pick pockets in most tourist areas.

5. Please do not leave the garbage in the apartment when you check out. You can leave it in the garbage bins outside, and it will be collected by sanitation personnel.

6.
Please note that the check out time is at 11:00 as we need to clean the apartment from 11:00 to 15:00 prior to the next check-in (15.00 is the normal check in time). Let us know in advance if you need a later check out time.
